Civitas Investment Management
Civitas Investment Management named Property Investor of the Year at EducationInvestor Awards 2025
Civitas Investment Management (Civitas) are proud to be named ‘Property Investor of the Year’ at this year’s EducationInvestor Awards. This year marks our first year entering the awards which celebrate outstanding achievement and excellence across the industry, and we are delighted to be among the winners.
This award highlights the strong partnerships we have built within the Special Educational Needs (SEN) sector and is a testament to the hard work and dedication of our Healthcare Team, led by Vivienne Howell, and the wider Civitas team all of whom have been instrumental in delivering our vital SEN strategy.
Launched in 2016, Civitas is a pan-European investment advisory firm and is the UK’s largest investor in specialist community-based care real estate, with over £3.5bn under advisory. Civitas manages a portfolio of over 1,300 specialist assets across the UK and, more recently, Europe with capacity to provide care, support and specialist education for over 13,600 individuals of all ages.
As an impact investor with a deep knowledge of the education sector, we seek to facilitate the highest quality specialist education delivery by partnering with operators which share our vision and goals. We work closely with our partners and local authority commissioners to establish key areas with unmet demand ensuring our investments reach those most in need and achieve the greatest social impact. Our investments into this sector enable capital to be recycled into new developments, business growth and reducing debt levels for operating partners.
Civitas entered the SEN market in 2022 responding to the rising demand for high-quality SEN schools across the UK in response to an increase in the number of children with education, health and care plans, which have increased by 140% in the last decade. We have continued to invest in this sector and over the past year have almost doubled the portfolio bringing our total investment in SEN to £320 million with capacity for 1,550 children/young people.
Our investments are underpinned by our strategy to invest into community-based specialist care real estate supported by long-term demand drivers and fully backed by government funding. We are committed to increasing the quality and supply of community-based specialist assets with leading operating partners and look forward to continuing to deliver on this objective.
A special thank you to everyone who has played a part in our success, including the specialist education providers and our valued advisors. Together we are making a difference.
